Selling a Home with Solar in the Hi-Desert
Solar can help a Hi-Desert sale. It can also slow a sale down. The difference is almost never the panels on the roof. It is the contract behind them.

Owned vs Leased vs Financed
Buyers and lenders treat these three situations very differently.
Owned solar (paid off)

The system belongs to you and usually transfers with the house. This is the easiest version. Buyers can see lower electric bills without taking on someone else’s contract. Appraisers can treat it as part of the property. In a hot desert market, that is a real selling point when it is presented clearly.
Solar loan

You own the system, but there is still a balance. That loan often shows up as a UCC filing and typically has to be paid off or released at closing, similar to other financed equipment. Plan for it early so it does not surprise escrow.
Lease or PPA

The solar company owns the equipment. The buyer does not automatically take over the contract. They usually have to apply with the solar company, pass a credit review, and get lender approval — or you buy the system out. Leased solar rarely adds the same value as owned solar, and it can shrink the buyer pool.
Same roof. Completely different sale.
How Buyers View Solar in 2026
In Yucca Valley and Joshua Tree, buyers like the idea of lower SCE bills, especially with summer cooling costs. What they do not like is surprise paperwork late in escrow.
In 2026, the pattern is consistent:

Owned systems are generally viewed as a plus
Leased systems are viewed as extra steps, extra monthly cost, and extra lender review
Buyers want production history, not just “we have solar”
Cash buyers are often more flexible than financed buyers
Some loan types are stricter about leases than others

Do not assume solar automatically means a higher price. Owned solar can support value. A lease the buyer has to assume can do the opposite.
How Solar Affects Price
Price the house first. Then decide what the solar is worth.
A paid-off system with good production can help your house compete. A lease with years of payments left is not the same asset. In this market, overpricing a leased-solar home because “solar should add value” is one of the faster ways to sit.
The better approach is:

Price the property against recent local sales
Be honest about owned vs leased
Show the documents and production numbers
Let the solar help the sale instead of carrying the whole asking price

How Solar Affects Closing
This is where deals get delayed.
Start the solar process when you list — not the week before closing.
Have ready:

The contract (owned, loan, lease, or PPA)
The current monthly payment, if any
A buyout figure, if it is leased or financed
Transfer instructions from the solar company
Production history and utility savings, if you have them
Warranty and account-transfer information

Title companies commonly find a UCC filing on leased or financed systems. The buyer’s lender will want that handled before they fund. Solar companies can take weeks to process a transfer. If you wait until escrow is already tight, you are asking the deal to survive a delay.
What I Do on Solar Homes
I find out how the system is held before we go on the market. Then we decide the cleanest path:

Transfer with the buyer
Pay off or buy out at closing
Price and disclose it so there are no surprises

That is how solar stays a feature instead of becoming the reason escrow slips.
